Mapletree Industrial Trust (MIT) delivered a resilient performance in the first quarter of FY25/26, with higher net property income primarily driven by contributions from its Japan portfolio and robust leasing activities in Singapore. While distribution per unit saw a slight decrease year-on-year, it would have risen quarter-on-quarter when excluding certain one-off gains. The trust is actively rebalancing its portfolio through strategic divestments in North America and Singapore to enhance financial flexibility.
