Operational Growth and Balance Sheet Transformation

AIMS APAC REIT (AA REIT) has released its interim financial statements for the first half of FY2027, covering the period ended 30 September 2026. The results showcase a period defined by robust operational execution alongside major structural balance sheet reshaping.

While core earnings and property revenues sustained a firm upward trajectory, active capital management moves transformed the Trust’s leverage and debt profile. Here is a distilled analysis of the five most critical takeaways every unitholder must know from the 1H FY2027 financial performance.

Strong Top Line Expansion Boosts Distribution Per Unit

AA REIT delivered solid top-line financial performance driven by organic rent growth and high occupancy across its Singapore and Australian industrial properties. Gross revenue for 1H FY2027 rose by 8.5% year-on-year to S101.65 million, up from S93.70 million in 1H FY2026. Net Property Income (NPI) surged even faster, expanding by 11.1% year-on-year to S75.92 million compared to S68.36 million in the prior corresponding period.

This operational momentum flowed directly into unitholder payouts. Distribution per Unit (DPU) for 1H FY2027 increased by 4.0% year-on-year to 4.908 Singapore cents. This payout comprises a Q1 FY2027 DPU of 2.337 cents and a Q2 FY2027 DPU of 2.571 cents.

The expansion in rental revenue and NPI validates the resilience and quality of AA REIT’s core real estate assets, demonstrating that steady organic rental growth across both key geographic markets continues to support expanding cash distributions.

Aggregate Leverage Surges Past 37%

The headline shift in AA REIT’s balance sheet was a significant increase in balance sheet leverage. Aggregate leverage jumped from 26.8% as of 31 March 2026 to 37.4% as of 30 September 2026, with total interest-bearing borrowings expanding from S567.76 million to S817.56 million.

This spike in leverage was driven by a deliberate corporate action: on 1 September 2026, the Trust fully redeemed S$250.0 million of 5.375% subordinated perpetual securities using interest-bearing bank facilities.

From an investment perspective, this move involves a clear strategic trade-off:

  • Unitholder Cash Flow Benefit: Perpetual Securities holders were allocated S$13.79 million of total return in 1H FY2027 alone. Replacing higher-cost 5.375% hybrid equity with lower-cost bank borrowings removes a major profit allocation drag, directly maximizing cash retained for distribution to unitholders.
  • Borrowing Sensitivity: Replacing equity-classified perpetuals with debt reduces borrowing headroom and increases interest rate sensitivity. Under MAS guidelines, the trailing 12-month Interest Coverage Ratio (ICR) stands at 2.8 times because the calculation mandates including hybrid perpetual distributions in interest costs. Excluding perpetual distributions, ICR stands at 5.3 times (up from 4.9 times as of 31 March 2026). With the perpetuals now fully redeemed, organic interest coverage will show clear structural improvement in future periods.

Strategic Capital Recycling Expands Australian Industrial Footprint

AA REIT continues to execute its strategy of disciplined capital recycling to strengthen overall portfolio quality and long-term earnings resilience. On 5 August 2026, the Group completed the acquisition of a freehold industrial property in Hazelmere, Perth, Western Australia, for S$38.56 million (AUD42.70 million).

To fund strategic growth and streamline its portfolio, AA REIT completed the divestment of 8 Senoko South Road in Singapore on 16 April 2026 for S$15.0 million.

This capital reallocation demonstrates a clear portfolio optimization model: the Manager is actively pruning non-core leasehold properties in Singapore and redeploying proceeds into 100% occupied freehold industrial assets in Australia. This shift extends the portfolio’s Weighted Average Lease Expiry (WALE) and asset quality without diluting operational cash flow.

Rooftop Solar Installations Generate A Doubled Green Energy Revenue Stream

Beyond traditional property rents, an emerging non-rental revenue overlay is creating direct value across the portfolio. Revenue from the sale of electricity and renewable energy certificates jumped by 92% year-on-year to S2.285 million in 1H FY2027, up from S1.190 million in 1H FY2026.

This growth follows the installation of rooftop solar photovoltaic systems across 11 properties in Singapore as of 30 September 2026 (up from 9 properties as of 31 March 2026), carried on the balance sheet under plant and equipment with a net book value of S$16.92 million.

This development demonstrates how proactive sustainability investments can unlock high-margin commercial revenue streams, generating income on top of standard tenant leases.

Unsecured Sustainability Linked Refinancing Fortifies Debt Structure

Alongside the perpetual redemption, AA REIT completed a transformation of its underlying debt profile, shifting from secured facilities to flexible, unsecured sustainability-linked financing. During the period, the Trust fully repaid its existing secured term loan facilities (which previously included AUD130.0 million and AUD150.0 million secured loans).

As a result, 100% of AA REIT’s investment properties are now unencumbered, down from S$332.5 million pledged as security as of 31 March 2026.

The Trust transitioned these borrowings into unsecured Sustainability-Linked Loan (SLL) facilities incorporating interest rate discounts tied to predetermined ESG targets. Furthermore, on 18 September 2026, the Trust expanded its Multicurrency Debt Issuance Programme limit from S750 million to S2.0 billion. This transformation eliminates asset encumbrances, lowers structural borrowing costs, and provides ample headroom for strategic growth.
