Frasers Centrepoint Trust Delivers Record Distribution in Landmark Financial Performance
Frasers Centrepoint Trust has delivered a landmark financial performance for the financial year ended 30 September 2026 (FY2026), achieving its highest distribution per unit (DPU) since listing on the Singapore Exchange in July 2006. Backed by near-full occupancy across its suburban retail portfolio and resilient necessity-driven shopper spending, Frasers Centrepoint Trust continues to demonstrate the defensive earning power of prime suburban retail real estate in Singapore.
Beyond headline income expansion, FY2026 marked a pivotal strategic repositioning for the REIT. Through active capital recycling out of mature assets, value-accretive development investments, disciplined balance sheet deleveraging, and targeted asset enhancement initiatives (AEIs), Frasers Centrepoint Trust has simultaneously fortified its capital structure and secured a multi-year growth runway in Singapore’s retail landscape.
Record High DPU Underpinned by Northpoint City South Wing Integration
For FY2026, Frasers Centrepoint Trust achieved a record full-year DPU of 12.35 cents, representing a 2.0% year-on-year increase from 12.113 cents in FY2025. Performance in the second half of the financial year (2H FY2026) was equally robust, with DPU reaching 6.214 cents, up 2.6% year-on-year. Gross revenue for FY2026 expanded 14.2% year-on-year to $444.886 million, while Net Property Income (NPI) grew 15.7% to $321.694 million.
These financial gains were primarily driven by the full-year operational contribution from Northpoint City South Wing (acquired in May 2025) alongside higher passing rents across most portfolio malls. Demonstrating a prudent capital management approach, Frasers Centrepoint Trust retained approximately $7.6 million of distributable income for ongoing AEIs and general corporate working capital requirements.
“Frasers Centrepoint Trust has delivered a strong set of results for FY2026, underpinned by healthy operating performance. This brings the full-year DPU to 12.35 cents, marking the highest payout since Frasers Centrepoint Trust’s listing in July 2006.”
Strategic Asset Swap Selling White Sands at Premium to Unlock Bayshore Growth
A central strategic highlight in FY2026 was Frasers Centrepoint Trust’s proactive capital recycling initiative. On 30 September 2026, Frasers Centrepoint Trust completed the divestment of White Sands for an agreed property value of $467.0 million, achieving an 8.4% premium over its appraised value. On an accounting basis, while the asset sale unlocked substantial capital at a premium, a net transaction loss on disposal of subsidiaries of $3.42 million was recognized in the Statement of Total Return, primarily reflecting transaction expenses and $672,000 in accelerated unamortised debt arrangement fees.
Proceeds from this mature asset were recycled into a joint venture to develop the commercial component of the Bayshore Drive Government Land Sales (GLS) site. Frasers Centrepoint Trust holds a 50% stake in the commercial segment, which will form the sole integrated transport, residential, and retail hub within the newly developing precinct. The project is expected to complete around end-2030.
This strategic rotation enables Frasers Centrepoint Trust to reinvest capital at an attractive yield on cost of approximately 5%, establishing ground-up development as a fresh long-term growth vector. Furthermore, the joint venture structure grants Frasers Centrepoint Trust pre-emptive rights for future asset pipeline acquisitions upon project maturity.
“During the year, as part of our proactive capital recycling strategy, we divested White Sands at a premium which created debt headroom for us to re-invest part of the proceeds into the joint development of Bayshore Drive GLS site where we will develop the only retail mall within the fast-growing residential precinct with strong transport connectivity.”
Capital Structure Gains Headroom as Cost of Debt Drops to 3.2%
Frasers Centrepoint Trust significantly strengthened its balance sheet through active deleveraging over the course of FY2026. Aggregate leverage improved to 38.7% as of 30 September 2026, down from 40.4% at 30 June 2026. Following the full application of White Sands divestment proceeds toward debt repayment post-financial year end, aggregate leverage is projected to decrease further to 36.8%.
Debt metrics displayed marked improvement across the board. Frasers Centrepoint Trust’s full-year average cost of borrowing fell 60 basis points to 3.2% (compared to 3.8% in FY2025), with the 4Q FY2026 borrowing cost stepping down to 3.1%. Concurrently, the trailing 12-month Interest Coverage Ratio (ICR) strengthened to 4.37 times, up from 3.46 times in FY2025.
Lower financing expenses and capital structure optimization provide Frasers Centrepoint Trust with broad headroom comfortably below the Monetary Authority of Singapore (MAS) regulatory aggregate leverage limit, insulating the REIT against interest rate volatility while preserving balance sheet capacity for future growth.

Near Full Occupancy and Active Asset Enhancement Engine
Frasers Centrepoint Trust maintained exemplary operational metrics across its retail assets in FY2026. Retail portfolio committed occupancy reached 99.7% (excluding NEX due to ongoing AEI works and White Sands following its divestment on 30 September 2026). On an average-to-average basis, portfolio rental reversions came in at a strong +6.6%, while shopper traffic and tenant sales expanded by 1.8% and 1.3% year-on-year, respectively. Portfolio average occupancy costs remained healthy at 16.3%, leaving ample room for ongoing rental sustainability. (Note: Rental reversions and occupancy costs exclude NEX, Hougang Mall due to AEI works in FY2025/FY2026, and White Sands).
Organic growth continues to be driven by targeted asset enhancements and tenant mix repositioning:
- Hougang Mall: AEI works completed in September 2026, achieving 99.7% committed occupancy and delivering an estimated Return on Investment (ROI) of approximately 8%.
- NEX: Phase 1 AEI works are progressing on schedule for completion by December 2026.
- Causeway Point: A two-year AEI commences in 2Q 2027, introducing “The HomePage @ Causeway Point,” a social and reading destination developed in partnership with the National Library Board (NLB).
To keep portfolio offerings relevant, Frasers Centrepoint Trust welcomed 107 new-to-portfolio brands during FY2026. Notable entries include F&B concepts such as Keming Hong Kong Chan Sat, MoreYogurt, Tofu G, Omega Pork Noodle, and Chin Mee Chin, alongside fashion and lifestyle retailers like Setirom, 2nd Street, and Champion.
Resilient Asset Valuations Expanding Portfolio Value to 7.9 Billion Dollars
Frasers Centrepoint Trust’s aggregate portfolio appraised value grew by $129 million or 1.7% year-on-year to $7.9 billion as of 30 September 2026 (excluding White Sands, and including proportionate shares of joint ventures NEX and Waterway Point). Independent capitalization rates held steady across the portfolio between 3.75% and 4.75%.
Crucially, this valuation expansion translated into direct Net Asset Value (NAV) growth for unitholders. NAV per unit expanded from $2.23 as at 30 September 2025 to $2.32 as at 30 September 2026, while Adjusted NAV per unit (excluding 2H FY2026 DPU) rose from $2.17 to $2.25.
Because capitalization rates remained unchanged, asset value expansion was driven entirely by organic property operational gains and capital value creation from completed AEIs, underscoring the fundamental strength of Singapore suburban retail assets.
Future Outlook and Key Factors to Watch
Frasers Centrepoint Trust’s multi-year growth perspective is backed by clear operational catalysts. Near-term organic revenue enhancement will be supported by the completion of Phase 1 AEI at NEX in December 2026 and the scheduled rollout of the Causeway Point AEI starting in 2Q 2027. Over a longer horizon, the commercial development at Bayshore Drive GLS site establishes a key high-yielding growth leg. Macro supply-demand dynamics remain highly favorable: suburban retail space represents only 491,000 square feet (approximately 28%) of the total 1.7 million square feet incoming retail supply pipeline between 2026 and 2029, set against robust economic fundamentals, including 5.4% year-on-year Singapore GDP growth in Q3 2026.
Investors should simultaneously track potential market headwinds. General operating cost pressures and ongoing interest rate volatility remain broader sector considerations. Furthermore, national retail data indicates moderate softening in discretionary spending, highlighted by a 1.6% year-on-year drop in Singapore F&B services sales in August 2026. Assets undergoing major enhancement projects may also experience temporary space disruptions prior to full yield stabilization.
Supported by an aggregate leverage ratio projected to land at 36.8% post-debt repayment, falling borrowing costs (3.2% full-year average), and near-full portfolio occupancy, Frasers Centrepoint Trust remains well-positioned to maintain distribution stability while executing its long-term asset enhancement and development pipeline.
